5-Story Residential Condominium :: 90,300 SF :: Denver, Colorado
Located on a crossroads between the vibrant city life of a resurgent East Colfax Avenue and the Snell’s Historic District of finely crafted homes, this 39 unit residential condominium project was the first development approved under Denver’s new Main Street Zoning Code – created to address just such a contrasting location. River Studio Architects led the project through a lengthy community review process and created a building envelope which addressed the developer’s ProForma and the City’s desire for increased density facing Colfax – while scaling the building volume down to correspond with the 2 & 3 story historic neighborhood. The contemporary interior spaces and sunlight volumes are concealed behind a facade rich with masonry recesses and steel detailing. The top floor contains the upper story of 2-story units with open living spaces, and large outdoor terraces having views of the downtown Denver skyline.
